Absolute Auction
Forest Grove Farm, 705 Cynthiana Road

Absolute Multi-Parcel Horse Farm Auction, Saturday June 6th, 10:00AM, auction held ON SITE

Sunday May 17th, 2-4 pm
Sunday May 31st, 2-4 pm

Due to the quality of this property, the scope of the grounds and the property's history, we have set up a dedicated website to provide as much information as possible to our bidders. You can find terms and photos here or go to the dedicated website for as many details as possible: www.forestgrovefarm.net

Proceeds from these auctions will fund The Josephine Ardery Foundation.

Constructed between 1865-1875 by Dr. Noah Moore, a Paris physician, this historic property was completely restored over the last several years by Mr. Ben Ardery. With Mr. Ardery's passing this property is now being offered at absolute auction. This home is a classic example of mid-1800s Italianate architecture, and was authentically restored by a man with a true passion for both architecture and history.

Property will be sold "Multi-Parcel", which means you can bid on any of:
  • The entire 60.63 acres and residence
  • Just the residence with 8.07 acres
  • Just the 52.56 acres of farmland with US 27 access

Interested in the whole farm? Just the residence? Just the farmland? With the multi-parcel auction everyone can participate. The property will sell to the highest bid option, either as a whole or the residence and remaining farmland separately.

Mr. Ardery also assembled 60 acres of USDA certified Prime Farmland to complement this beautiful residence. Free of chemicals for at least 14 years and with a soil survey indicating the property is 99% McAfee and Bluegrass-Maury silt loam, this is an exceptionally fine acreage ideal for horses, cattle or any other use.

The result is a property unique in its beauty and quality. Situated on lovely wooded grounds with endless potential, this is a property that rarely becomes available. Located just outside Paris on US 27 the property is an ideal combination of convenient location and rural beauty.

This property also has two separate sections of frontage on US 27, which has allowed us to offer this property both as the whole 60.63 acres but also in two parts, with the residence and 8.07 acres as well as the separate remaining farmland. If purchased separately the farmland has excellent frontage on US 27 with a layout that would allow its own residence or for the entire parcel to be in farm production.

The choice is yours as a bidder. You can purchase this entire estate of 60.63 acres including the residence and USDA Prime farmland, or you can have a lovely 8.07 acre gentleman's estate with this fabulous residence, or bid on the 52.56 of improved farmland that can become your new residence or put it entirely into production. The property will be sold in the combination or whole that attains the highest value.

Absolute Auction
201 Main Street, Paris Ky

From the estate of Ben Ardery, this is a commercial property in downtown Paris on the corner of Main and Second streets. Mr. Ardery was in the process of a complete renovation of this property, which is in fact two attached buildings being sold on a single deed. An extensive amount of work has been done, with the corner units all but complete.

Preview: Saturday May 23rd from 10:00am till 1:00pm

The frontage and exposure of this property is exceptional, with a large floor to ceiling bay window right at the corner intersection. The 5,973+/- square feet includes two lower retail/commercial spaces and two second floor living spaces. The corner unit has been completely renovated and is nearly complete with only minor cosmetic work to complete. The lower space is a large multi-use space in near-move in condition that would work as retail, restaurant or nearly any commercial use. It has been divided with a sectioned off area that could be an office space for retail or potentially a kitchen area for a restaurant.

The upper corner unit has been redone with a great room with beautiful use of the second story windows, a large kitchen area with dining nook, full bath and bedroom. Both units have all new wiring and plumbing and the structural work is high quality.

The interior units have been partially renovated, but are still in rough-in condition. They have had all the joist and framing work done, but will need finishing, providing an opportunity to develop the space as the new owner may require or envision.

Each upper unit has a front door access to Main street and also a connecting rear stair that leads to the garage and Second street access.

This is a great opportunity to have a property right on Main Street where Mr. Ardery has done all the hard work to bring this property back, and you can enjoy the benefits.

Proceeds of this auction will fund the Josephine Ardery Foundation.
